How Groundtrace marks every fact: two independent records agree, one record says so, or a model worked it out.
Every fact in Groundtrace carries a status. Confirmed means two or more independent public records agree; copies of one filing count once, and aggregator sites never count. Reported means one public record says so, and it is linked. Estimated means Groundtrace's models worked it out from other facts, such as a construction start from a queue date; it is always labeled and never counted as a fact.
Where no record names a builder or a date, the field stays empty and says whether anyone has looked. Being right matters more than filling every field.
